Affordable housing.

It’s one of the most talked-about topics in real estate, and one of the most misunderstood.

As a realtor and multifamily investor, I’ve seen the issue from all angles.

I’ve met incredible people

hardworking

respectful

and responsible, who simply don’t earn enough to qualify for a quality rental in today’s market.

That’s the reality.

Affordable housing doesn’t always mean government-subsidized.

It doesn’t always mean low-income.

And it definitely doesn’t mean “bad tenants.”

But unfortunately, there’s still a stigma attached to it.

Let’s clear the air a little:

The pros of affordable housing:
🔸 It provides a critical safety net for individuals and families.
🔸 It contributes to community stability.
🔸 It creates opportunities for upward mobility and long-term tenants when managed well.

The challenges and complexities:
🔸 Every state handles affordable housing differently, some have robust programs at the state level, while others rely more on federal support (like HUD or Section 8).
🔸 As investors, navigating these systems can be time-consuming and complex, especially when it comes to inspections, rent caps, or delays in payments.
🔸 There’s also a balancing act between ROI and responsibility, something every investor has to wrestle with.

The truth is, providing affordable housing is hard!

It requires intention, empathy, and often, financial creativity.

But the need?

It’s very real.

Especially now!

So what can we do?
🔸 Advocate for more flexible zoning and development policies.
🔸 Support developers and landlords who are offering below-market or mixed-income units.
🔸 Partner with housing agencies to better understand the systems in place.
🔸 Listen to the people actually living through the housing crisis, because they often have the most insight.

Affordable housing is not a one-size-fits-all solution.

But it is a necessary part of any healthy, sustainable market.

As investors, we have a unique role to play in bridging the gap between what’s profitable and what’s possible.
