Even the most well-planned renovations can run into unexpected issues—supply chain disruptions, code upgrades, or labor availability.
What we did: We include contingencies in our CapEx budgets, work with experienced local contractors, and phase renovations to maintain occupancy and income.

Property management inconsistencies:
Operational performance can change quickly if management isn’t aligned with the business plan. We’ve had situations where a change in management was necessary to meet our goals.
What we did: We maintain close oversight of all our properties, conduct regular performance reviews, and aren’t hesitant to make adjustments when needed.

Shifting local market dynamics:
Tenant profiles, city planning, and development trends can evolve over time and affect a property’s performance.
What we did: We research beyond surface-level metrics. Our team tracks migration patterns, school district changes, zoning updates, and job pipelines to stay ahead of potential shifts.
